9 Auburn

8 Ronkonkoma

7 Elmira

6 Binghamton

5 Buffalo

4 Niagara Falls

3 Jamestown

2 Utica

1 Gloversville

Somehow I'm guessing the person who wrote this horrible article has never travelled the state. If he has, he wasn't in the area he thinks he was in. the article states he based the criteria on the number of people on welfare, highschool dropouts and payday loans.

I have not traveled to everyplace on that list but let me tell you....ALBANY is the trashiest city in this state followed by Syracuse. from there, LIBERTY NY going into the Catskills is a veritible junkyard. A few towns on lake Ontario are junk yards because irresponsible boaters toss their junk alongside the roads. I'm still on my 1st cup of coffee...I woke up to this article on my newsfeed. AUBURN doesn't belong on that list at all. Amsterdam does. Cortland does not belong on that list...they do the best with what they have and I don't see trash all over the place. I like shopping there. It's quiet.

I need to think more...but let me say...my daughter and her husband are trying to find a house in the Albany area. I've spent some time going over the housing. Even newer built homes selling at the $700,000 price point are junk. Minimum features, cheap fixtures, no woodwork...nothing special about them. I wouldn't pay more than $250,000.

I've seen too many of these stupid articles over the past few years to pay much attention to them, b/c then you'll see another that contradicts the initial one.

I know Binghamton isn't what it used to be, but most things aren't. 

Albany housing is as high as it is, b/c of all the state workers. 

And Syracuse seems to have become little Chicago, in terms of gang shootings and crime.

Toup, there are nicer areas around Albany where they are looking, but nothing is so great that it should command those prices. She did find one home that would've been perfect...she never got a showing. It was on the market a week and was purchased sight unseen. I did find a few suitable homes on the auction list.

All of the places he listed are pretty much republican.

Had that happen in my neighborhood last summer...on mkt a few days, and $20k over s/p.

There was a shooting at 5 Sturges St last night. That home is for sale...look at the price for this piece of property...$75k! One can only hope the woodwork wasn't abused. There are no interior photos. In Albany, something like this is going for around $110 K.

Well I knew a lot of NYC people were purchasing property sight unseen during the pandemic. She wasn't expecting that now. I'm sorry she didn't get it. The home didn't need anything done to it. A lot of the houses have a ton of 80's wallpaper and borders that would have to be professionally stripped and the Godawful knotty pine panelling...and these are homes in the $400K range. There's also a lot of property with electric baseboard heat.

I've no idea what Kathy Hochul is thinking...like we're all a bunch of Rockefellers.

You know what is a nice property...this one. I've been in this home...the built ins in the dining room are gorgeous. If I had the money.... :) lol, I'm such a sucker for really nice woodwork.

It used to be mostly Italian in that area. In fact, that green linoleum is exactly the same as when I was visiting there as a teenager. That linoleum will last forever....the difference between people who take care of their things.. 

That property is a bargain at that price. The 2 family next door to me recently sold for $110k and it needs a lot of work...the bathrooms...

I do too but not as much as the first home she chose. I would have posted it but I can't remember the address.

Whoever remodeled that home put a lot of thought into what they were doing. I like the table instead of bar stools in the kitchen. At least she can sit comfortably while peeling potatoes/food prep. 

Still.  It's 2 bedroom 2 bath.  $400k I wonder how much that would go for here?

Interesting article I passed along to my daughter regarding credit scores and home buying. If you have a credit score over 680, purchase a home over $400k and place a downpayment 10-15 K you can expect to pay an extra $40.00 a month surcharge to subsidize home buyers with lower credit scores. I also saw a thread that said if you have over a 720 ? credit score you will be paying an additional 1% on your loan.

I'm thinking back to the real estate bust back in 2008. So instead of the government bailing out banks that wrote bad loans they're getting the money up front. 

I'm not really sure how that's supposed to work...is it a monthly surcharge added on to your bill or is it $14,400 added on to the total cost of the loan so you are paying interest on that as well? (assuming 30 yr fixed rate) 

I asked around on twitter but there weren't any responses yet. The article states this starts May1 st. KInd of unfair to people who are in the closing process. But it also states there is an extension until August.

A few decades ago, FHA would raise their MIP's to replenish funds depleted by defaults, but that was across the board, not targeting GOOD borrowers.

Thanks Toup...  :) Personally I think this will cause an inflationary markup on property across the board which will hurt lower income people trying to buy a home even more. I'm sure the fee isn't going to be tax deductible...like a charitable donation. Plus, don't first time home buyers get a pretty decent tax rebate...like $8 g's? That fee in totem doesn't even offset that....$14K

$40.00 a month doesn't sound like a lot but an extra $14 grand amortized over 30 years? I bet that's a piece of change.

I've no idea what the government is doing...everything is a freaking scam.

My mistake. The new plan is still sitting in congress. It was supposed to be 10% of the purchase price up to $15 g's. 

You couldn't earn more than 60% of the median salary for your area and you had to stay in the house for 3 years.

The last I recalled was a first time tax credit of around $8,000.00

I didn't know that credit expired.
